Dunearn House sold 212 of its 380 units on launch weekend. Seven weeks later, 233 units are taken and the three-bedroom inventory has all but disappeared. Here is exactly where the project stands as at 14 September 2026 — and what is actually left to buy.
Dunearn House is the first private residential launch inside the Bukit Timah Turf City masterplan — a 380-unit, 99-year leasehold development on Dunearn Road, jointly developed by Frasers Property, CSC Land Group and Sekisui House. It went on sale over the weekend of 25–26 July 2026, and it did what very few Core Central Region projects have managed this year: it cleared more than half its stock in two days.
That launch result has been widely reported. What has not been reported is what happened after — through August’s Hungry Ghost lull and into the September window. This article uses the developer’s own sales chart as at 14 September 2026 to show the real picture: which layouts sold out, which are sitting, and what the remaining price range actually looks like today.
Launch weekend: 212 units at an average of $3,140 psf
Frasers Property, CSC Land Group and Sekisui House confirmed a 56% take-up on the opening weekend — 212 of 380 units sold at an average price of $3,140 per square foot. Buyers were overwhelmingly local: about 86% Singaporeans, 13% permanent residents, and 1% foreigners.
For context, the wider CCR had almost nothing moving before this. Industry research quoted at the time put second-quarter 2026 CCR new home sales at just 70 units with no new launches at all, against 697 units sold in the first quarter. Dunearn House was the first significant private residential launch in the segment in the second half of the year, and it absorbed a great deal of pent-up demand in one weekend.
Launch pricing started at $1.475 million for a two-bedroom (527–678 sq ft), $2.597 million for a three-bedroom (872–1,001 sq ft) and $3.588 million for a four-bedroom (1,184–1,378 sq ft). Seven weeks later: 233 sold, 147 units left
As at 14 September 2026, Dunearn House stands at 233 units sold out of 380 — 61.3%, with 147 units available and none held on reservation.
That is 21 additional units since launch weekend. On the face of it that looks slow. In context it is not surprising: the intervening period covered almost the entire Hungry Ghost month, which reliably flattens showflat traffic and bookings in Singapore. Market watchers had already flagged mid-September as the point where activity would resume, with several notable launches queuing up behind it. Dunearn House is entering that window with roughly 39% of its stock still on the table.
What sold out, and what is still available
This is where the developer’s unit-type breakdown becomes far more useful than the headline percentage. Take-up has been extremely uneven.

Grouped by bedroom count, the pattern is even clearer. Three-bedroom homes are 86% taken. Two-bedroom homes are 61% taken. Four-bedroom homes are only 40% taken — and almost all of that shortfall sits in the two premium four-bedroom types.

The three-bedroom story is effectively over
Of 96 three-bedroom homes in the entire development, 13 remain — twelve 3 Bedroom Premium units and a single 3 Bedroom + Study. Both the standard 3 Bedroom and the 3 Bedroom + Flexi are completely sold out, and they were the two layouts the developer singled out as fully taken on launch weekend.
If you have been waiting for a three-bedder at Dunearn House, the choice today is not between layouts. It is between the twelve units that are left and nothing.
What the remaining units actually cost
Available pricing has shifted from the launch-day headlines, because the cheapest stacks in several layouts have already gone. This is the current price range on units still available, not the original launch entry prices.

Three things stand out when you set this against the launch numbers.
The two-bedroom entry price has moved up
Launch pricing opened at $1.475 million for a two-bedroom. The cheapest two-bedroom still available today is $1,505,000 at $2,856 psf. The absolute entry unit is gone, and the new floor is about $30,000 higher.
The $2.597 million three-bedroom no longer exists
That entry quantum belonged to the standard three-bedroom layout, which is sold out. The cheapest three-bedroom home of any kind now available is the last 3 Bedroom + Study at $3,003,000. After that, the only three-bedroom option is 3 Bedroom Premium, from $3,089,000. In other words, the three-bedroom entry point at Dunearn House has risen by roughly $400,000 since launch weekend — not through a price increase, but through sell-through.
The four-bedroom floor has not moved
Four of the 36 standard four-bedroom units remain, still from $3,588,000 — the same figure quoted at launch. For a buyer who wants a 1,184 sq ft four-bedder at the original launch quantum, that window is still technically open, on four units.
Worth noting on psf: the launch average was $3,140 psf across everything transacted. The available stock today ranges from $2,856 to $3,387 psf, and skews towards the premium layouts at the upper end. The cheapest psf left in the project is in the standard two-bedroom.
Where the remaining inventory sits
The 147 available units are not spread evenly across the five residential blocks. One block accounts for 41% of everything still unsold.

Blk 762 has sold 11 of 72 units, and its available price range runs from $4.037 million to $4.653 million — the premium four-bedroom band. Blks 768 and 770 hold the lower-quantum two-bedroom stock. Blks 760 and 766 are the most picked-over of the mid-range blocks, at 78% and 72% sold respectively.
For a buyer, this matters more than it first appears. When remaining inventory concentrates into one block and one price band, the practical question stops being “which unit type do I want” and becomes “which stacks, facings and floors are still available in the block that has them.” That is a conversation worth having with the full stack chart in front of you.
Why the launch landed the way it did
Four factors explain both the speed of the opening weekend and the shape of what sold.
A genuine supply drought in Bukit Timah
Bukit Timah’s private housing stock is dominated by landed homes and freehold condominiums. New 99-year leasehold supply has been almost non-existent — the last leasehold condo launched in the area was Fourth Avenue Residences in 2019, a seven-year gap. Owner-occupier demand, not investor demand
The sell-through pattern gives this away. The layouts that cleared fastest were the family formats — both three-bedroom types sold out, 3 Bedroom + Study is down to one unit, standard four-bedroom is 89% taken, and 2 Bedroom + Study is 86% taken. Layouts with a study or flexi room outperformed their plain equivalents almost across the board. That is a household buying a home, not a portfolio adding a rental unit.
The education belt

First-mover positioning in Turf City
Dunearn House is the opening chapter of a precinct planned to eventually hold 15,000 to 20,000 homes, served by a future Cross Island Line station. What this means if you are still deciding
The honest read at 61% sold is that Dunearn House has already passed the stage where every option is open, but has not reached the stage where nothing good is left.
If you want a three-bedroom, the decision window is genuinely short. Thirteen units across the whole project, twelve of them one layout type. There is no scenario where more three-bedroom stock appears.
If you want a lower-quantum entry, the two-bedroom range still has 69 units and the widest choice of stacks in the project, from $1,505,000. The 2 Bedroom Premium in particular has 42 units available — the deepest remaining pool at that quantum.
If you want a large four-bedroom, you have the most negotiating room and the most choice: 61 premium four-bedroom homes, concentrated in one block, priced from $4.037 million. This is the part of the project where taking your time costs you the least.
